Property Management
Reviewing lease proposals and rental terms
A lease proposal records the proposed tenant, property, units, term, rental pricing, and deposit before the tenancy arrangement is finalized.
Navigation: Property Management > Lease Management > Lease Proposal.
Before you begin
Have the prospective tenant, selected units, area basis, approved rent, lease dates, increases, deposit, and additional charge terms available.
Procedure
- Open the proposal list and locate the correct record by tenant, property, date, or proposal number.
- Review the proposal status, tenant, property, subsidiary, and base rent type.
- Review the Units subtab. For a multi-unit proposal, verify each unit and reconcile the total area with the proposal summary.
- Check start date, term in months, end date, and any applicable grace or effective dates.
- Check pricing basis, rate, annual rent, rental increase, deposit, and additional charges. Verify the sales representative, broker, and lead source where used.
- Review Approval and supporting documents, and confirm the related tenancy contract when the proposal has advanced.
Result
The proposed rental arrangement can be reviewed against the actual units and commercial terms.
Important
Annual rent is not necessarily the total contract amount. Increases, partial periods, grace periods, taxes, and additional charges can affect the complete schedule. Do not infer all units from a single header field on a multi-unit proposal.
