Common questions about NetSuite Real Estate

What is NetSuite Real Estate?

NetSuite Real Estate connects property inventory, reservations, sales contracts, collections, leasing, development project cost, procurement, contractor payments, and facility maintenance in business workflows. Available functions depend on the configured account and user role.

How does NetSuite Real Estate manage property sales?

Users review unit availability, prepare a reservation and payment plan, complete approval, create a sales contract, manage collections, and complete handover. After-sales requests control changes such as ownership transfers, unit swaps, rescheduling, and termination.

Can a posted receipt still have unapplied money?

Yes. Posting and allocation are separate. Review the applied, unapplied, and refunded amounts and the Allocations and Posted GL information before deciding whether a balance is settled.

Are post dated cheques in custody the same as collected cash?

No. Custody records show cheque possession and handling. Review the cheque status, bank evidence, and related financial transactions to determine whether funds have cleared.

What is the difference between a lease charge and an invoice?

A lease charge records a scheduled obligation. An invoice is a financial billing record. Check charge status and its related invoice reference to confirm that billing has occurred.

Does an approved move in request mean all tasks are complete?

No. Request approval and checklist completion are separate. Review mandatory tasks and their status before treating the unit as ready for access release.

How are contractor claims different from certified payments?

A claim is the contractor's submitted amount or progress. Certification is the reviewed amount. The approved certificate, deductions, vendor bill, and payment must be reconciled before the payable or paid position is treated as final.

How does NetSuite Real Estate support preventive maintenance?

Asset PPM schedules record equipment, checklist, frequency, date range, next due date, and service targets. Work orders link maintenance execution and verification to the source schedule.

Can the knowledge base be used in different countries?

The procedures use business roles and configured policies without prescribing a country-specific tax rate, accounting rule, currency, or legal clause. Apply the company's approved local requirements when configuring and using the module.

Where should users investigate an incorrect dashboard total?

Confirm the reporting date, filters, currency, and measure definition, then open the underlying records. Reconcile contracts, charges, invoices, receipts, allocations, cheque statuses, and postings as appropriate to the metric.
