Third party property management and leasing models
Third-party leasing records distinguish the landlord or property owner from the tenant and the company managing the property. Leasing models support the review of planned rental arrangements and capital expenditure assumptions.

Before you begin
Confirm who owns the property, who manages it, who signs the tenant agreement, and which party is responsible for each collection, charge, and cost.
Procedure
- Use the Landlord record as the owner reference in the applicable management process.
- Review the Management Proposal and Management Contract for the property-management arrangement. Confirm the approved scope and commercial responsibilities against the supporting agreement.
- Keep the management arrangement distinct from the tenant's leasing contract and scheduled rental charges.
- When reviewing a leasing model, use the available Leasing Model, Yearly Model, Capex Indoor, and Capex Outdoor records to identify the relevant planning context.
- Reconcile approved planning assumptions to the operational contracts and project records before using them in business reporting.
Result
Owner, manager, and tenant responsibilities remain distinct when reviewing a managed-property portfolio.
Important
A planning model is not evidence of a posted accounting transaction or a signed tenant contract. Management fees, owner settlements, tax treatment, and approval routes should follow the approved agreement and configured process.
